Search for property in Cape Verde and you’ll mostly find Sal and Boa Vista, the islands with the charter flights and the all-inclusive resorts. That’s not wrong, exactly. It’s just incomplete, and it’s shaped by where the package-tourism industry already built its infrastructure, not by where the strongest long-term opportunity sits.

We work exclusively in São Vicente. Here’s the reasoning, not just the claim.

It’s built around a deep-water marina and a sailing community, a long-running live-music and Creole culture scene and one of the region’s most well-known carnivals. People visit, and increasingly relocate, for the city itself, not only for the coastline around it.

The signal international hospitality is already watching 
Marriott International’s first entry into Cape Verde was a Four Points by Sheraton, placed in Mindelo above Laginha Beach, not in Sal or Boa Vista. A global hotel group doesn’t place its debut property on a whim; it’s a read on where demand is heading, not just where it already peaked.

What the numbers suggest 
Published market analysis puts gross rental yields in Mindelo in the region of 6-9%, with Cape Verde-wide property prices reported to have grown roughly 5-8% annually since 2018. São Vicente is consistently described in these reports as less saturated than Sal or Boa Vista: an earlier-stage market rather than a matured one. 

We’re not running this from a distance 
The most reasonable question about buying property from another country is whether the company on the other end of the email is actually there. For us: we have an office on São Vicente, and one of our owners; Nuno, lives on the island year-round with his family. This isn’t a company run remotely by people who visit twice a year.

We’re also not managing a fixed, static portfolio. New developments in São Vicente are in motion continuously. This is an active pipeline we’re building alongside the island, not a one-time listing we’re trying to clear.

Who São Vicente suits and who it doesn’t
It fits buyers looking for a second home with genuine character, a long-term rental play in a market that hasn’t peaked yet, or the first step toward relocating somewhere with a real cultural life. It’s a weaker fit if your primary goal is short-term holiday-let volume. That game is still played more efficiently on Sal or Boa Vista, where the resort infrastructure is already built for it
